Columbia Threadneedle has submitted plans for a residential development in Lewisham town centre, SE13, its first major standalone residential scheme in the capital.
The scheme will provide 242 homes, in two buildings of 16 and 30 storeys, and has been designed with the potential for a new Bakerloo Line station, which TfL has proposed for the adjoining bus station site to the north. A new western entrance to the Network Rail overground station is also proposed.
It is unclear at this stage whether the scheme will be sold to a developer once planning is acquired, or whether Threadneedle will develop it itself or look to partner in a joint venture. The former is the likeliest with no details in the planning documents referring to build-to-rent or rental homes.
Threadneedle Pensions acquired the site in October 2009 for £2.4m. The scheme has been designed by JTP Architects.
Threadneedle declined to comment on the plans.
