Commercial investments power Bigwood at Aston Villa

Commercial investment property stole the show at Bigwood’s auction at Aston Villa Football Club last week. Although the sale raised £7.25m, only 66% of the lots sold. “Residential was OK-ish. It was a little bit hard to work in places,” said auctioneer Chris Ironmonger. “Commercial was where the enthusiasm was.” He said that the room “went a bit mad” over four retail investments in Sutton Coldfield that sold off gross initial yields of 4.4%, 6%, 5% and 2.98%. “This last one was nothing exciting a family butcher,” said Ironmonger. “There were no tenants bidding it was the investment market that bought them.” Although the Waterside Theatre in Stratford-upon-Avon failed to find a buyer (20 September, p113), Ironmonger is hopeful of a post-sale close to the disclosed reserve of £250,000.
