Commercial Union has taken 3,336 sq m (35,910 sq ft) of offices at Landmark House, Cheadle Hulme, Manchester, on a ten-year lease at £425,000 pa.
Commercial Union agreed to take the space soon after the vacant building had been acquired by the Manchester-based property company Bruntwood. As a result, within four days of buying the empty building, Bruntwood had 70% of the space under offer.
Commercial Union was an existing tenant in another of Bruntwood’s properties – St Christopher House, Wellington Road, Stockport. As part of the deal, Bruntwood agreed to take back 1,858 sq m (20,000 sq ft) which will now be refurbished. Bruntwood plans to quote an asking rent of £80.73 per sq m (£7.50 per sq ft) for this space.
Edwards & Co and DTZ Debenham Thorpe are letting agents for both properties.
