Compendium Living has won consent for the first phase of its £100m redevelopment of the Castleward area in Derby.
The 30-acre Castleward site is located between Derby Midland Station and the Westfield shopping centre.
Following the submission of a detailed planning application for the first phase earlier this year, Derby council has granted consent for 163 homes, 16,150 sq ft of commercial space, a new boulevard and urban park as part of the first stage of the redevelopment.
Work will start on the first five acres in November with demolition of the remaining buildings and site preparation.
Planning permission was also given for the overall project proposals covering all five proposed phases, which includes a new neighbourhood of sustainable homes and businesses.
Dave Bullock, managing director at Compendium Living, said: “This latest milestone means the transformation of what is an unattractive and underused brownfield location into a vibrant urban village can now begin.”
Compendium Living’s plans for Castleward include 800 new homes and 36,500 sq ft of commercial space, while the existing footpath leading from Derby Midland Station to Westfield will be transformed into a contemporary, tree-lined boulevard.
Derby council selected Compendium Living, which is working with Lovell and The Riverside Group on the project, as the preferred developer for the project in March 2011. Together with the Homes and Communities Agency (HCA), the council completed an agreement for the project in September 2011.
The phased project will take 15 to 20 years to complete.
