Threadneedle is seeking to cash in on demand for high-quality Mayfair assets with the sale of 61-65 Conduit Street.
The fund manager has instructed Michael Elliott to sell the long leasehold to the 32,000 sq ft property for £36m – a 4.68% yield.
The building is multilet to tenants including JRJ Investments and niche agent Fletcher King. Rents are around £70 per sq ft, providing an annual rent roll of £1.8m.
