Confident sellers flock to Allsop’s March resi sale

Allsop’s March residential auction will put more than 275 lots under the hammer, 50 more lots than were in the firm’s March sale last year.

Auctioneer Richard Adamson said the increase suggested sellers were feeling more confident about the market, after Allsop raised close to £80m at its residential sale in February.

“The market is still sensitive but December was good and February was good. There is a feeling that it is time to get on with things, particularly with the end of the financial year approaching,” he said.

“This is coupled with lots from sellers that have become frustrated by long, protracted private treaty sales and are turning to the auction room for its efficiency in concluding a transaction,” he added.

The largest lot in the March sale is a former golf driving range in Didsbury, Greater Manchester, with planning permission for 75 houses. The 6.5 acre site guided at £6.8m is one of 25 investments guided at £1m-plus.

A freehold chapel in Surrey, with permission for change of use from office space to 18 residential units, is guided at £1.6m-plus. In the popular student accommodation sector, two student-friendly, high-quality Georgian terraces in Liverpool’s Georgian Quarter are offered at £425,000 and £1.9m respectively.

Charity the Dogs Trust has added ten properties bequeathed in a donor’s will to the catalogue. They include a Grade II listed mid-terrace building in Paddington, W2, four other properties in London and five in Somerset.

The auction will take place on 28 March at the InterContinental London Park Lane, W1.
