Sheffield council has approved plans for a 263,000 sq ft (24,433 sq m) regeneration scheme in south-west Sheffield.
Broadfield Parks, a joint venture between JF Finnegan and Vulcan Estates, has been granted planning consent for a two-phase, mixed-use scheme to be developed on 15-acres (6.1ha) next to the River Sheaf between Abbeydale and Chesterfield Roads.
The first phase of development will comprise a 63,000 sq ft (5,853 sq m) Virgin fitness centre and over 60,000 sq ft (5,574 sq m) of offices, with work to start on 20,000 sq ft (1,858 sq m) of office space immediately.
The scheme will also include a new highway over the River Sheaf and a riverside walk.
Phase two of the development, located on the western side of the new road, will provide a further 100,000 sq ft (9,290 sq m) of offices.
Philip Ryan, managing director of JF Finnegan, said: “After a protracted period in putting this development together, we are now looking forward to providing a first-class business environment on a pleasantly landscaped site which will have the added benefit of a superb health and fitness club.
“We expect things to progress rapidly from here in and hope to rebuild a substantial employment base.”
The scheme, designed by DLA Architects, will be constructed by JF Finnegan.
Development consultant and letting agent for the project is Knight Frank.
Stephen Hodgson, development partner of Knight Frank in Sheffield, said he expected there to be “good demand for the accommodation as there is virtually nothing of this calibre available on the western side of the city”.
