British biotech company Constructive Bio is relocating to Gen Two’s Recodery development in Whittlesford, Cambridge.
The firm will move from its existing 2,000 sq ft workspace into an 11,000 sq ft new-build lab facility. It has signed a 10-year lease, with a five-year break, at a rent of £45 per sq ft.
The move follows growth to 30-employee business, having launched in 2022 with £12.4m seed investment to scale and commercialise the synthetic biology research of chief scientific officer Jason Chin.
Recodery sits within the South Cambridge biotech cluster. Over the past 12 months, Gen Two has transformed the former industrial warehouse into lab space to support the growth of biotech innovators.
The turnaround included a power supply upgrade alongside the creation of bespoke lab interiors with breakout space, offices, meeting rooms and an adaptable boardroom. Sustainability was a key focus for the redevelopment, which is now certified as EPC A.
Ariel Levy, co-founder of Gen Two, said: “As we look to roll-out our considered approach to life sciences development in key biotech clusters across the UK, especially where there is a significant supply and demand imbalance for lab space, this project marks an important proof of concept for us.
“It has been important for us as a business to work closely with Constructive Bio to understand the exact science that will be taking place on site to ensure the space functions to its best ability.”
COREP represented Gen Two; JLL acted for Constructive Bio.
