Council seeks partner for office refurbishment

Derby City Council is seeking a joint venture partner to bring forward the refurbishment of its Roman House office building in the Friar Gate area of the city.


The 35,400 sq ft offices will be vacated later this year when the council consolidates its staff into the newly refurbished Council House on Corporation Street. The consolidation presents an opportunity to transform Roman House into much-needed good quality, city centre office space.


Plans include reconfiguring the internal space to provide suites from 3,500 sq ft to 35,400 sq ft and creating a new entrance and lift. The building will be re-clad and car parking will be provided.


Works will take up to 12 months to complete and post-makeover, rents for the building will be around £12-13 per sq ft. Once fully let the building will be sold.


The scheme comprises the next stage in the ongoing transformation of Derby city centre, which also includes the development of new speculative offices at Friar Gate Square by Lowbridge – the first speculative offices in the city centre in more than 20 years.


Expressions of interest are being sought by 23 November.
