Country Garden wins consent for £400m Ailsa Wharf plans

Chinese residential developer Country Garden has received planning approval for its £400m Ailsa Wharf plans from the London Borough of Tower Hamlets.

The developer alongside a consortium of investors, including a Hong Kong-based fund, bought the site at Bow Creek, E14, from Galliard Homes and Lindhill in 2018.

The 2.4ha site had prior planning permission for the development of 785 homes and 32,000 sq ft of commercial space.

However, Country Garden under development vehicle London Riverlea One, filed revised plans for the site that included the development of 952 homes, 35% of which will be affordable and 17,000 sq ft of commercial floorspace.

The latest proposals also deliver “improvement to the site layout through the provision of a more consolidated open space along the riverside as well as taking a strong landscape focus”.

The changes will be implemented to the layout of the scheme’s second phase, including an increase in the height of its waterfront towers from 17 storeys to 22 and 23 storeys. A mixed-use block fronting the A12 to the west of the site will also increase in height from 10 to 12 storeys.
