Plans to transform a 19,000 sq ft office block in Crawley, West Sussex, into a 28-bay electric vehicle charging hub have been revealed.
Investor and developer Sixpenny Group has formed a joint venture with developer Arcus-PCD to deliver the scheme at the Manor Royal Business District.
The charging bays will be equipped with a range of 22, 180, 240 and 400 kilowatt chargers, along with eight charging stations for long-wheelbase commercial vans.
Some 5,500 sq ft of space for a supermarket and takeaway restaurant, alongside a pocket park, will also be developed as part of the HNW Architects-designed plans.
Subject to planning consent, the scheme is expected to be operational in early to mid-2025.
The office-to-EV conversion is expected to be the first of a number of charging bay developments by the jv, with the pair already “actively pursuing” additional sites.
Egor Shestakov, director at Sixpenny Group, described the conversion plans as “a fantastic opportunity to transform unproductive office space into EV facilities that are very much in demand”.
Sixpenny Group and Arcus-PCD previously worked together at Manor Royal Business District to develop the Gemstone Building, an 83,000 sq ft warehousing and logistics facility that was prelet to parcel delivery giant Evri and sold to CBRE Global Investors in September 2022. The development also featured EV charging hubs for 30% of all car parking spaces and Evri’s distribution fleet of cars and lorries.
