Crosstree has submitted plans for a £600m project on a site opposite the Ritz in Mayfair, W1.
The scheme, dubbed One Berkeley Street, involves the redevelopment of 186,000 sq ft at 1-3 Berkeley Street, bought in December 2011 for around £150m, and 52,000 sq ft at 44-48 Dover Street, bought for £84m in 2013.
It also includes properties at 70-73 Piccadilly, W1.
A mixed-use building will be constructed on the one-acre site, with hotel, retail, leisure and flats.
A new public realm area will also be created in Dover Yard.
Adjaye Associates designed the project.
