Tide Construction’s plans for the largest co-living scheme in the capital have been recommended for approval by Croydon planning officers.
The plans would see 817 individual co-living units and 120 apartments in buildings of up to 49 storeys, which would also make it the world’s tallest modular scheme.
The larger co-living tower includes 32,500 sq ft of amenity space, including communal catering facilities, co-working, maker space, a ground-floor cafe and a roof-top garden. It equates to 3.7 sq m (40 sq ft) of amenity space per person.
This was increased from 2.5 sq m (27 sq ft) per person in earlier proposals, with the number of units reduced from 836, following consultation with the Greater London Authority. Tide added an extra floor to increase the overall amenity space from 22,650 sq ft, also reducing journey times to the kitchen.
As a large-scale development, the scheme is referable to City Hall. To date, the mayor has yet to approve a single co-living scheme, with the Collective’s Stratford High Street scheme sitting for more than two years at stage 1.
