CWC and Exton Estates have prelet a 92,000 sq ft distribution centre at their Capacity Dartford scheme to textile maintenance group Berendsen.
The Kent site was a former GSK manufacturing plant bought in April 2013 with consent for 550,000 sq ft of industrial development.
Berendsen has agreed a 25-year lease at £9.50 per sq ft.
James Mawson, director of Exton Estates, said: “Construction is due to commence in early 2018. At the same time we are also going to spec develop the final unit on the park, which totals 80,000 sq ft.
The prelet follows the sale of a 132,000 sq ft unit let to TNT, which was acquired by AberdeenStandard in June 2016 for £34m.
DTRE and Savills acted for Exton Estates and CWC.
