DAC in at Tricorn House

DAC Beachcroft is relocating from 9 Brindleyplace in Birmingham’s city centre to Tricorn House in neighbouring Edgbaston.

The law firm, which employs 375 staff in the city, has taken 40,000 sq ft on the fourth, fifth and third floors at the building on the Hagley Road. A 10-year lease has been agreed with landlord CEG.

Tricorn House now has 18,000 sq ft of vacant space. Other tenants include Perkins Slade and FIS.

DAC pulled out of relocating to 58,000 sq ft of offices at Nurton Development’s 2 Colmore Square in July 2013 due to a change in the firm’s corporate strategy. It subsequently renewed its existing lease at Hines’ and Moorfield’s 9 Brindleyplace in Birmingham, until 2019.

The deal would have been one of the largest office transactions of 2013.

Theo Holmes, associate director at CBRE, advised CEG on the letting. He said: “Tricorn House is a unique proposition in Birmingham, in so much as that it offers-good quality, high specification office accommodation on large efficient floorplates, with lower total occupancy costs compared with the city core.”
