Dalata has agreed a sale and leaseback deal with Deka for Hotel La Tour, a hotel in Birmingham that it paid £31m for in July.
Dalata will sell the hotel to Deka for £30m and will operate it under a 35-year leaseback agreement.
Initial annual rent of £1.6m will be reviewed every five years.
