David McLean Developments (DMD) is to submit alternative plans for phase three of its redevelopment of Herculaneum Dock, in Liverpool.
DMD’s original plans for phase three won outline consent earlier this year, but Liverpool council deferred final approval.
The original plans envisaged 160 flats in a 20-storey tower block, sparking protests from local residents.
DMD’s alternative proposals, drawn up after an urban design study, is for a building of 10 storeys or less, which would be no higher than existing homes on Grafton Street.
The building, located towards the end of Sefton Street at the end of the main arterial route into Riverside Drive, would comprise more than 144 one- and two-bedroom flats with riverside views, shops and an 150-space underground car park.
DMD will submit the original proposal alongside the original plans.
Mark Thomas, development director at DMD, said: “This will be the final phase in the regeneration of Herculaneum Dock.
“We are confident that, in design terms, our alternative proposal will have as much impact as the first – although it will be half the height.
“We are looking forward to the planning committee approving one of our proposed schemes in due course.”
Subject to planning approval, work will start on site early in 2003.
In 1999, McLean has signed a deal with English Partnerships to acquire and develop the site.
English Partnerships inherited the site from the defunct Merseyside Development Corporation in 1998.
