Proposals to redevelop the empty Debenhams flagship on Oxford Street, W1, have been put forward for public consultation.
The 1960s department store building, at 334 Oxford Street, is owned by Ramsbury Property International Holding, with Capital Real Estate Partners acting on its behalf. Allford Hall Monaghan Morris is designing the scheme.
Plans for revamping the seven-storey property – previously split into five retail floors and two office floors – include adding three additional storeys to the building. In total there would be 10 floors, including a roof garden at the top, plus one basement level.
Seven floors will be turned into class E flexible use, which covers a range of uses including offices, retail, cafés and restaurants, professional services, indoor sport and recreation, health services, crèches and day centres.
In particular, the scope for “high-quality, flexible workspace” at the scheme was highlighted.
The basement, ground and first floor levels would each retain some retail space fronting Oxford Street.
Balconies would be also introduced on lower levels, as well as cycle storage facilities at basement level. The proposals outline a BREEAM Excellent rating as a minimum target.
The consultation will run until 4 June, with a planning application set to be submitted to Westminster City Council this summer.
