The Deerbrook Group has bought office building Charlotte House, W1, for just over £15m from Scottish Widows Investment Partnership.
The private real estate investment company plans to refurbish 11-14 Windmill Street when all leases at the 26,860 sq ft property shortly expire.
The purchase comes a few weeks after Deerbrook purchased 1-5 Barge House Street and 26-34 Upper Ground, SE1, from Aberdeen Asset Management for £10.2m – a 5.94% yield.
A refurbishment of Charlotte House is likely to be well received by occupiers owing to a lack of supply of grade-A offices in central London over the next few years.
Scottish Widows Investment Partnership was advised by H2SO; Jones Lang LaSalle acted for the buyer.
