Delancey has submitted plans to Southwark Council for a major redevelopment in Elephant and Castle, SE1.
The current shopping centre and the University of the Arts London site will be demolished to make way for nearly 1,000 homes and a new campus for the university.
The UAL site will extend to 566,000 sq ft. Other uses include 316,000 sq ft of shops, 33,000 sq ft of offices and 74,000 sq ft of assembly and leisure space. A new multi-screen cinema as well as a music venue are also included.
In total, the scheme will provide 2.35m sq ft of new space.
The proposal also includes a new Underground station, which will greatly improve accessibility and capacity. Elephant and Castle is served by the Northern and Bakerloo lines, as well as overground railway and many bus routes. The proposed development on the East Site will improve the interchange between these transport links.
All 979 homes proposed will be for the rental market, with 35% affordable housing.
The site will be car-free, except for 47 disabled parking spaces. Some 2,273 cycle parking spaces are planned across the site. Six towers are proposed, ranging from 20 to 35 storeys.
