A joint venture between Leeds-based Gregory Property Group and Marshall Construction has agreed to buy a plot of land from Town Centre Securities at Leeds’ Whitehall Riverside on which it will develop the next phase of the mixed-use estate.
Gregory Projects plans to build the £30m Whitehall Plaza on the 0.6-acre site close to Leeds’ main railway station. The building will contain almost 50,000 sq ft of offices across four floors, beneath a 130-bedroom Premier Inn hotel, for which the JV has agreed a lease with the Whitbread leisure group.
The scheme will also include a basement car park.
Gregory Projects will submit a planning application by the end of September. It will seek prelets for around half of the office space before it begins construction.
TCS’ wider Whitehall Riverside scheme sits in Leeds’ West End area. It has been masterplanned to include 546,000 sq ft of offices, 400 residential units, plus cafes, shops and public spaces.
Whitehall Plaza will be adjacent to the 130,000 sq ft No 1 Whitehall Riverside (pictured), which TCS developed, and which London & Stamford Property sold last year to NFU Mutual for £51.3m, less than a year after buying it. Tenants include law firm Cobbetts.
