Edinburgh City Council is on the hunt for a development partner to deliver 600 homes as part of its Meadowbank masterplan.
The site, on the edge of Holyrood Park, will also feature a new £45m sports centre, scheduled for completion later this year.
Following extensive consultation between 2018 and 2020, the council’s masterplan proposes 596 homes in a mix of flats and “colony” style blocks. Homes provided will be at least 35% for social rent, with private homes for sale and rent also included in the tenure mix.
Commercial space will also be developed for a GP surgery, a potential early years facility and other yet to be determined uses, including retail.
It said that the masterplan had a “people priority” focus, meaning it will favour low car usage and promote walking and cycling. The council will also be looking for a developer that is able to developer a sustainable project to support its aim of achieving net zero carbon by 2030 and to promote the natural biodiversity of the area.
The council said that the partnership with the chosen developer would include a capital receipt for the land on which the private homes for sale and rent are built. An overage payment arrangement will also be included in the agreement in relation to the private homes for sale and rent to maximise financial returns for the council.
The tender is open until 1 February.
Subject to consent, work is expected to begin on the development in 2022.
