Developers get go-ahead for resi scheme at Trafford Waters

X1 Developments and Peel Waters have been given the go-ahead to bring forward two residential towers within the emerging Trafford Waters district at TraffordCity, Greater Manchester.

The eight and 13-storey buildings will provide 208 homes, offering a mix of one-, two- and three-bedroom flats. The £65m GDV scheme will sit on the banks of the Manchester Ship Canal and become a gateway into the wider neighbourhood.

It will also feature outdoor space for residents, from private balconies and terraces to large private front gardens, and a shared residents’ garden.

On the ground floor, there will be amenities and commercial space, suitable for coffee bars, restaurants and stores.

This is the third residential scheme set to be delivered within the wider masterplan, which comprises 3,000 homes, over 100,000 sq ft of amenity space, a new primary school, and 20 acres of open space.

The other two residential schemes, Montpelier Estates’ homes for elderly living and L&Q’s affordable homes, are already underway.

In addition, The Padel Club has received planning permission to create a padel facility, while spa and water park resort Therme Manchester will also be starting on site this year.

Nick Sweeney, founder of X1 Developments, said: “Our proposed residential offering will complement the other homes being developed on site within the emerging Trafford Waters neighbourhood.

“We have spent a lot of time designing our development at Trafford Waters to offer a range of different amenity provisions, which will hopefully encourage long-term lettings and add variety for residents.”

James Whittaker, managing director at Peel Waters, said: “As TraffordCity continues to be recognised as the UK’s foremost retail and leisure destination, we’re seeing more demand from people wanting to be part of this vibrant and inclusive community.”
