Developers plan new speculative offices at Coventry business park

Joint developers Kingspark and Legal & General are working up a planning application for 5,202 sq m (56,000 sq ft) of offices at Crosspoint business park in Coventry, which they are looking to build speculatively.

The building, if permission is granted, will form the final phase of the Kings Court office development on the 49 ha (120 acre) business park.

Robert Rae of joint letting agent North Rae Saunders confirmed that the developers are set to submit a planning application in the next few weeks. “We are talking to potential occupiers,” he told EGi, “But we are quoting £150.69 per sq m (£14 per sq ft) for the building and are considering speculative development.”

Occupiers already at Crosspoint include Comdisco, which has taken the 2,285 m2 (24,600 sq ft) Crosspoint Court office scheme at Crosspoint on a 15-year lease at a rent of £139.62 per sq m (£13 per sq ft). Lear Seating and Valeo Distribution number among the industrial occupiers on the mixed-use development.

Lambert Smith Hampton and North Rae Saunders are joint-agents on Kings Court.
