At least three developers are targeting former offices and derelict sites in Birmingham city centre for residential conversions following the success of Symphony Court, Brindleyplace.
Ludgate Lofts has outline planning consent to convert 2,323 sq m (25,000 sq ft) of offices in Component House, Ludgate Hill, into 30 flats. The developer has already created the successful Sherbourne Loft scheme on Sherbourn Street.
In a separate development Midlands-based Central Homes has submitted plans for a £1.2m scheme comprising 36 apartments on a 0.39 ha (0.9 acre) derelict site at 45-50 New Hall Hill. In addition Chase Midland is also about to secure a site in the city centre.
According to Grimley’s Stuart Dawson: “Brindleyplace set the pace and proved that city centre living would work in Birmingham in development terms and demand. Developers are now looking seriously as what can be done with some of the vacant offices.”
