The London Borough of Sutton has launched a search for a development partner for a major town centre regeneration project, estimated to be worth around £500m.
The borough has appointed Montagu Evans to find a partner for the project, which comprises four town centre sites: St Nicholas Shopping Centre, Sutton Civic Centre, Gibson Road Car Park and the vacant Secombe Theatre.
Together, the sites will create 10 acres of development opportunity, with capacity for around 1,000 homes, 180,000 sq ft of commercial space and a new civic hub.
The council bought St Nicholas Shopping Centre in 2021, giving it control of a key strategic asset in the town centre to enable development in line with its regeneration ambitions. So far it has delivered a co-working hub, Oru Sutton.
Proposals for a comprehensive mixed-use scheme on this land, which will include a new civic hub, will allow the release of the existing civic centre site.

There is a real buzz about the exciting changes we are starting to see in Sutton town centre and we want to build on that positivity and momentum.”
