Devon office leads large lot sale for Acuitus

A freehold office in Torquay, Devon, guided at more than £3m, is the biggest lot on offer at Acuitus’ auction later this month.

The 24,290 sq ft Regent House (pictured) generates £307,408 in rent and is let to the Torbay and South Devon NHS Foundation Trust on a recently renewed 10-year lease.

A number of £2m-plus lots are being offered at the auction, including a prime development opportunity near Laporte Retail Park in Luton with a guide price of £2.25m.

The 3.46-acre site has full planning permission for development of a 34,000-sq ft trade counter/warehouse. Heads of terms were previously agreed with a potential occupier based on a new 15-year lease with a commencing rent of £517,000. The site also provides for possible open storage development opportunity, subject to consent.

In Newcastle, a 1.6-acre freehold hotel investment is for sale with a guide price of £2.5m-£2.6m. The 40-bedroom Travelodge includes a sublet restaurant building. The property currently generates £173,390 in rental income and is let to Travelodge until 2029 with options for both landlord and tenant to extend until 2039 and 2054, respectively.

And in Catford, south-east London, The Ninth Life pub is being offered with a guide of £2.35m. The pub currently generates £150,000 in rental income with five-yearly rent reviews for the remaining 15 years left of the lease.

Acuitus chairman Richard Auterac said: “We are seeing a significant rise in the number of good-quality assets. High-net-worth investors will never shy away from quality, as assets priced to reflect today’s financial environment provide the security of income and higher returns required, as well as the potential for good future capital growth.”
