A Department for Transport incident control point site in Stratford, E15, is being marketed for sale for conversion to residential for offers over £20m.
The 1.06-acre site is held by High Speed 1 until 2040 under a lease from the DfT to use as the Eastern Forward Incident Control Point for the Channel Tunnel Rail Link.
The site has positive pre-application feedback for a scheme of 270 homes across two buildings of 16 and 21 storeys.
Avison Young has been appointed to market the site for offers of more than £20m for a subject-to-planning acquisition, and more than £15m for an unconditional purchase.
The DfT is proposing to extinguish that lease and grant a 250-year lease to the successful purchaser, which will contain reservations and rights protecting all aspects of the operation and maintenance of HS1 such as for maintenance and parking for emergency purposes.
