Distribution hubs nearly in Tesco’s basket

Tesco is closing in on two prelets for distribution facilities totalling around 1.5m sq ft.

It is in talks to take 700,000 sq ft at Centrepoint, near Goole in East Yorkshire, and 800,000 sq ft at Hartland Park near Farnborough, Hampshire.

At the Centrepoint site, jv partners St James Securities and Sterling Capitol have consent for a 3m sq ft business park. Tesco is expected to pay £4 per sq ft on a 20-year lease.

DTZ, Knight Frank and Gent Visick are acting for the developers.

Hartland Park is a jv between Astral Developments and Prudential.

Tim Johnson, partner at King Sturge which is advising jointly with Holley Blake said it should receive outline consent for 1.5m sq ft in March.

Lambert Smith Hampton, which acts for Tesco, refused to comment.
