Dolphin Living has appointed The Hill Group to deliver the redevelopment of the New Era Estate in Hackney, N1.
The appointment follows grant funding being secured through the mayor of London’s 2016-2023 Affordable Housing Programme to enable works to commence, with construction expected to start in 2026.
The plans will see Dolphin Living replace the existing 1930s private rented block with 208 homes and 4,000 sq ft of flexible retail space across buildings ranging from three -to-13 storeys.
Of the homes, 109 will be for sale and 99 will be available for intermediate rent at London Living Rent ward benchmarks and discounted LLR.
Dolphin Living acquired the estate in December and has since acquired nearby 333 Kingsland Road, where New Era residents will move to while construction is under way. Once complete, the residents will return to New Era.

An example of this in action, New Era will bring 99 much-needed intermediate rental homes to Hackney.”
