Downing wins Vauxhall student housing scheme

Downing has received planning consent for a 38-storey tower in Vauxhall, SW8 – the largest student housing scheme to be granted consent this year.

Adding to the tall buildings cluster in the area, as well as another Downing scheme of 32 storeys currently under construction a stone’s throw from the site, Rudolf Place will provide 841 student rooms, as well as nearly 40,000 sq ft of offices.

The development overtakes King’s College’s  736-bed, 31-storey scheme in North Acton, W3, granted consent in August, as the largest to be approved this year.

It comes as plans for a further 1,703 beds across three student housing developments in London were submitted this week:

  • Fieldgate has submitted plans for a 20-storey tower comprising 375 student beds on Whitechapel Road, E1.
  • Hanger Lane Investments is seeking approval for a 13-storey development with 650 beds on Hanger Lane gyratory, W5.
  • Colewater House and Topland have submitted plans for an 11-storey development comprising 678 student beds on First Way, HA9.

EG data reveals since 2002, more than 44,000 purpose built student accommodation units have completed across the capital. Both the application and construction start rate has slowed in recent years. The pipeline however, remains healthy with 5,300 units currently under construction and another 8,400 at permission, but yet to start.
