Drinks company takes 304,000 sq ft at ICI’s Western Approach, Bristol

Drinks manufacturer Matthew Clark has struck a deal with ICI to become the second major occupier at the Western Approach distribution park in Avonmouth, Bristol.

The company is rumoured to be paying £4m for 7.01 ha (17.5 acre) Plot 2000, on which it will build a 28,241 sq m (304,000 sq ft) distribution facility to serve its national requirements. It will own the long leasehold on the shed while ICI will retain the freehold.

Mathew Clark becomes the second occupier at Western Approach after Great Mills which has a 22,667 sq m (246,000 sq ft) shed on the site. The drinks manufacturer had been set to build a 27,870 sq m (300,000 sq ft) shed at Westerleigh business park, Yate. However, land owner Hill Samuel’s planning application was rejected last month by South Gloucestershire council. ICI obtained a final detailed consent on Plot 2000 from South Gloucestershire Council in March.

Western Approach, which totals 55 ha (135 acres), has detailed planning permission for another 37,160 sq m (400,000 sq ft) distribution unit outstanding.
