Dublin hotel The Marker is up for sale by private treaty with a guide price of €125m (£108m).
The five-star hotel is based at the Grand Canal Dock, next to the Bord Gais Energy Theatre and Facebook’s headquarters.
It consists of 187 guest bedrooms, a ground-floor bar and restaurant, spa, a rooftop bar and terrace and conference and banqueting facilities.
The property comes with full planning permission to add an additional three floors which will provide space for a new rooftop bar and restaurant, as well as an additional 60 guest bedrooms.
Paul Collins, head of hotel investment in UK and Ireland at CBRE, the firm which brought The Marker to market, said: “Since its opening in 2013, the hotel has established itself as a true landmark in the city and has played host to a myriad of celebrities, politicians and business people.
“The very valuable planning permission to increase the bedroom count to 247 keys will further improve the already strong trading performance of the hotel.”
