Duke of Westminster submits EIA for 1,500-flat scheme

Grosvenor, the Duke of Westminster’s property group, has submitted an EIA application for a major mixed-use scheme in Bermondsey, SE16.

It will be the first build-to-rent scheme under taken by the 340-year-old company, which is one of Britain’s largest property owners with vast assets under management in Mayfair, W1, and Belgravia, SW1X.

The plan includes up to 1,550 homes up to 30 storeys, along with a new secondary school – including sixth form – for up to 600 pupils.

Some 253,000 sq ft of office, retail and community space is also proposed, with a further 140,000 sq ft of retail, commercial and leisure space to be included within refurbished railway arches. This will be submitted in a separate application by Network Rail.

A hybrid application with 10 buildings submitted in detail and two at outline is expected to follow shortly after the submission of an EIA application.

The scheme will supersede existing consent for 800 homes by Workspace Group.

Grosvenor, owned by 26-year-old Hugh Grosvenor, acquired the site for £51m from Workspace in 2013. As part of the deal, the co-working developer will retain a small plot.

Grosvenor is currently building out a 60,000 sq ft office building at a cost of £11m on land retained by Workspace.
