East London lots fuel £11m Strettons sale

auction_gavelTHUMB.jpegA media company paid more than double the guide price for a freehold shop in Kingsland Road, E2, at Strettons’ 30 March sale.

The commercial investment sold for £2.4m off a £1.1m guide price.

The 3,865 sq ft property in Bethnal Green was put up for sale on behalf of receivers and bought by a private occupier. It was offered with development potential, but developers were outbid by the occupier.

The auction raised a total of £11m – a 59% success rate. More than 70% of the lots were located in east London and Essex, with east London postcodes attracting high bids.

Other notable lots included a freehold six-bedroom house in East Ham, E6, which sold for £100,000 over its reserve price for £332,000.

The six-bedroom house was offered on behalf of a private owner, who had owned the property for more than 40 years. The private individual that bought it outbid the runner-up by £50,000 to secure the sale.

Auctioneer Phillip Waterfield said: “With investment taking place in and around Silicon Roundabout and the impact of Crossrail in Essex, east London hotspots continue to grow in popularity and we are achieving sale prices reflecting this increase in demand.”

The auction took place at the Grand Connaught Rooms, WC2.
