Developer Easter Group has submitted a planning application for a further 155,000 sq ft phase of development at the Deeside Industrial Estate in North Wales.
The new plans comprise nine speculative units of between 4,000 and 35,000 sq ft.
The developer hopes to receive consent by next month and aims to have the units ready for occupation before the end of 2006.
Mark Braithwaite, director of Easter Group, said: “Following on the success of earlier phases, we are confident that the next phase of development will prove attractive to occupiers on either a freehold or leasehold basis.”
In addition to the speculative development, a further 3 acres of land is available at the site for the development of bespoke units on either a freehold or leasehold basis.
Some 300,000 sq ft of speculative units have already been constructed at Deeside, which is situated two miles from the M56.
Chester-based Legat Owen of and the Manchester office Colliers CRE are agents for the scheme.
