‘Eco hometel’ brand expands in the North


Developer Lamington Group is to redevelop the 14,658 sq ft 23 Piccadilly in York as an “eco hometel”.

The £30m project will create a 116-room facility to be operated under its room2 brand. The scheme will also include a meeting space, laundry room and gym, alongside Winnie’s café and bar.

Construction of the premises, which will feature reclaimed timber flooring, recycled textiles and restored joinery, is expected to start this summer, with opening targeted for early 2026.

Lamington’s room2 brand currently has four operational locations, in Hammersmith, Chiswick, Southampton and Belfast.

Robert Godwin, chief executive at Lamington, said: “room2 York will be a development that we are progressing despite challenging economic conditions. We are proud to continue the creation of long-term environmental and social value for our partners, guests and the community.”

The new hometel is designed to ultra-low energy standards. It will be fully electric and fitted with rooftop solar panels, showers with wastewater heat recovery and CO2 sensor-controlled ventilation.
