Revised plans for a long-stalled eco town on the site of a disused clay pit in St Austell have been submitted to Cornwall council.
The significantly reduced plans include 1,500 new homes, shops, health and community facilities and a primary school.
The original scheme submitted by joint venture partners Imerys and developer Eco-Bos envisaged 5,000 homes.
Gordon Brown selected the area for one of four potential eco towns in 2009 but the project was scrapped during the recession.
A £1.4m pledge from the government has helped revive it in the slimmed-down version.
Savills is advising on planning.
