Edge and Mitsubishi Estate’s refurbishment of EDGE Shaftesbury at 125 Shaftesbury Avenue, WC2, was approved at a Camden Council planning committee meeting on 28 April.
The DSDHA-designed plans will refurbish the building’s existing 1980s structure and turn it into a 250,000 sq ft office-led development with a reception on Charing Cross Road and several terraces throughout. Approximately 75% of the existing structure will be retained.
The refurbishment, which will result in an office floorspace uplift of 154,160 sq ft and a 41,850 sq ft reduction in retail and hospitality space, is predicted to cost in excess of £100m, according to planning documents submitted in December.
The duo acquired the office for £150m from KB Securities and MG in 2023.
Shinichi Kagitomi, chief executive of Mitsubishi Estate London, said: “It is well established that the west end office market is currently chronically under-supplied. This approval will be welcomed by the occupier community, and we are looking forward to delivering much-needed new office space – and a major rejuvenation of an existing building – right in the heart of the West End.”
