Edinburgh approves £80m Ocean Point 2 scheme


S Harrison Developments’ plans for its £80m Ocean Point 2 scheme in Leith have been granted planning consent by the City of Edinburgh Council.

The development will comprise of two buildings providing 112 build-to-rent homes, 404 purpose-built student accommodation beds, and commercial uses/co-working, as well as amenity space.

The BTR homes are a mix of studio, one-bed, two-bed and three-bed apartments.

A quarter are three-bed apartments designed for families, and a quarter of the apartments will be affordable housing.

The PBSA accommodation is a mix of five and six-bedroom units.

The neighbouring Ocean Terminal is set to undergo a £100m transformation, delivering a mixed-use development comprising residential, commercial, retail and hospitality.

The plans for the site were submitted in September 2023

A spokesperson for S Harrison Developments said: “Regenerating a current brownfield site, this development boasts excellent transport links, especially with the new tram line, and will deliver a significant investment into the local area.”

Planning and development consultancy Turley provided planning services for the project; CDA acted as architects.
