Edinburgh council approves Stamford’s Haymarket Yards mixed-use scheme

Stamford Property Holdings’ 183,000 sq ft mixed-use development at 20 Haymarket Yards has been given the go-ahead by the City of Edinburgh Council.

Plans for the site include the demolition of the existing low-rise Elgin House office building and the construction of a new sustainable 10-storey office block and a 197-bedroom, nine-storey hotel. The hotel will include a ground-floor café and a public realm plaza.

Once complete the office block will be net zero in operation and will feature internal winter garden spaces and landscaped roof terraces with amenity space.

Other green features include a highly insulated building fabric, solar panel array and air source heat pump low-carbon heating system. It is targeting a BREEAM Excellent rating, a WIRED Platinum certification, a Gold SmartScore rating and a NABERS minimum target of five.

Located on the city’s rail and tram network, near a major transport intersection, the development will help revamp the former goods yard into a new business district.

Uri Goldberg, Stamford Property Holdings’ principal owner, said the development will “regenerate and intensify a current brownfield site in Edinburgh City Centre” and meet demand for sustainable and wellbeing-focused space.

He added: “Addressing a growing demand for modern office workspaces in this historic city, this will help to retain and create jobs in the city centre. Additionally, our hotel offering serves to address a clear need for bed spaces. This will allow people to work and stay in the city centre, supporting local businesses.”

Construction is set to begin on site in 2024.
