Edinburgh council to seek development partner at Fountainbridge

City of Edinburgh Council will soon begin its search for a new development partner for a major mixed-use scheme at Fountainbridge, also known to the industry as India Quay.

The council has published a contract notice for a market research exercise to engage potential development partners on its procurement strategy for the brownfield site.

It plans to advertise the opportunity to bid for the contract later this year, in the Official Journal of the European Union.

Proposals for the development comprise at least 435 homes and a separate building with 107,640 sq ft of offices and scope for a further 32,290 sq ft of commercial space on the ground floor.

As part of a single development deal, the developer would construct 176 affordable homes with ground-floor retail for the council, while the offices and remaining resi and commercial aspects would reflect a development opportunity.

The successful bidder will also be tasked with devising an energy solution for the entire site.

Potential bidders for the contract are required to complete a market research questionnaire by 3 May.

Planning consent for the site, which measures three hectares (322,917 sq ft), originally included 340 homes, 72,817 sq ft of hotel space and 48,180 sq ft for retail and services, granted in 2016 as a £200m development.

Later in the same year, detailed consent was granted for a 28% increase in homes, bringing the tally up to 434.

Last year Vastint bought 0.57ha (61,354 sq ft) of the site, for which it proposed a residential-led development with business and retail units.

Another 1.2ha (129,167 sq ft) of the land has already been used to build the Boroughmuir High School.
