Edinburgh nightclub and bar set for PBSA makeovers

More than 230 new student beds look set to get the go-ahead in Edinburgh this week.

Two schemes – of 145-beds and 87-beds – have been recommended for approval by the council’s development committee at its meeting on 28 February.

At West Tollcross, Silvermills Estates and Land is seeking permission to demolish a vacant nightclub and replace it with a purpose-built student accommodation block of 145-beds, with gym and retail space on the ground floor.

The development site comprises a former nightclub at 3 West Tollcross, a single storey martial arts school, and the site of a former public WC.

The nightclub has been in Silvermills’ ownership for more than 40 years, operating via various tenancies, but has fallen into disrepair since the Covid-19 pandemic, with its most recent tenant going bust.

Elsewhere, EH1 Students is hoping that plans to transform the Murrayfield Sports Bar at 20-22 Westfield Road into an 87-bed PBSA block will get the go-ahead.

Student accommodation is in short supply in Edinburgh, with a survey of more than 1,300 University of Edinburgh students late last year revealing that one in six students were unable to find accommodation ahead of the semester starting.
