Edinburgh tops rental yields for university towns

Edinburgh has topped a recent ranking of university towns, with rental yields of 7.77%.

The region surrounding Edinburgh University had the highest yields in Ideal Flatmate’s ranking of 50 university towns, based on average monthly rents from its platform PropertyData.

It was followed by Nottingham Trent (7.71%), Leicester (7.48%) and Dundee (7.13%).

Areas surrounding London’s universities reported some of the highest rents and the lowest yields for investors.

London School of Economics had the lowest rental yield, at 2.04% with rents of £3,159.

Tom Gatzen, co-founder of Ideal Flatmate, said: “So-called ‘university towns’ like Leeds, Nottingham and Warwick – where such a large percentage of the population are students – tend to be reliable for landlords in terms of yield, as they offer consistent demand and short vacancy periods which provide a consistent income stream.”
