Edinburgh’s newest green building secures first prelet

Pensions and investment adviser Hymans Robertson has signed up to be the first tenant at 30 Semple Street, Edinburgh’s newest green office development.

The 57,000 sq ft building in Edinburgh’s Exchange District is being developed by Corran Properties on behalf of CBRE Investment Management.

Hymans has agreed to take 14,700 sq ft across the 5th and 6th floors of the building, plus roof-top terraces.

Average achieved rents in the area over the past two years are around £29.50, according to EG Radius data, with £43 per sq ft achieved at the nearby 58 Morrison Street at the end of last year.

Alix Mills, senior director at CBRE Investment Management, said: “To attract a tenant of such high calibre to our flagship office development in Edinburgh is tremendous testament to the high-quality design of 30 Semple Street, and the commitment of our entire team to meet the very highest standards of environmental performance.”

The building, which is scheduled to complete in September, is set to achieve a BREEAM Outstanding rating, NABERS 5* rating and a platinum AirScore.
