EG’s London Residential Research has mapped opportunities and comparable sites within 800m of all London tube and railway stations.
With new guidelines set to be introduced within the updated London Plan, involving increasing the density of small sites (of 25 units or less) within 800m of a tube and railway station, the data gives insight into town centre locations, showing recent activity as well as comparable evidence and opportunities.
More than 10,500 schemes are included, totalling more than 93,000 homes. Only schemes of 25 units or fewer are included within the data set.
The draft London Plan, published in December 2017, said: “For London to meet its housing needs, small housing developments of between one and 25 homes must make a substantially greater contribution to new supply across the city.
“Therefore, increasing the rate of housing delivery from small housing sites is a strategic priority. Achieving this objective will require positive and proactive planning by boroughs, both in terms of planning decisions and plan-making.”
“The plan was fairly bullish in recognising and saying authorities should recognise ‘local character evolves over time and will need to change in appropriate locations, in order to accommodate additional housing.”
The plan has set out ambitious targets to build 24,573 homes (nearly 38% of the total) from small schemes.
