Emersons Green science park plan to be unveiled next month

Howsmoor Developments is to unveil detailed proposals next month for a 74,320 sq m (800,000 sq ft) science park at Emersons Green near Bristol off the M4. Howsmoor is a joint venture group comprising John Laing, London & Metropolitan and Sydney Freed.

The scheme, to be called Qwest, will provide direct on-site links between the science buildings and Bristol and Bath universities. There will also be a 2,790 sq m (30,000 sq ft) innovation centre.

Local planning authority South Gloucestershire council takes a flexible approach to the proposed mix of uses but neighbouring authority Bristol council wants to see development which is “directly related to science, high technology and research, associated academic and other relevant ancillary facilities”.

Bristol has exercised strong influence on events in south Gloucestershire in the past. It was instrumental in getting proposals by Gallagher, Heron and Chesterfield for a much bigger science park scheme at Emersons Green called in on the grounds of concerns about transport links.
