Empiric snaps up pair

Student-digs-THUMB.jpegEmpiric Student Property has acquired two properties that together add 200 beds to its portfolio.

The firm bought an 83-bed student property, Saxon Court in Reading, from developer Bywater for £13m.

Saxon Court is the first development in Reading acquired by Empiric and was newly built for the 2015-16 academic year. It is already fully let.

It also bought Ladybarn House in Manchester, a 117-room, three-floor scheme developed in 1994 by the University of Manchester, which remains the freeholder.

In addition to the student rooms, Ladybarn House has four fully let ground-floor retail units.

The site will be part of the Hello Student brand that is to be launched in the 2016-17 academic year.

Knight Frank Student Property acted for Empiric in a buy capacity for Ladybarn House. At Saxon Court, Knight Frank acted for the vendor, Bywater Properties.
