English Partnerships has selected Commercial Development Projects, the development arm of the Marshall Group, to develop 6,503sq m (70,000sq ft) of production/warehouse units at Kea Park, adjacent to Jctn 1 of the M18 at Rotherham, South Yorkshire.
EP bought the 2.42ha (6 acre) site and invited developers to put together speculative bids in a competitive pitch. The first phase, comprising two units, is being built speculatively and is due for completion by Christmas. Joint letting agents King Sturge and St Quintin quote a rent of about £43 per sq m (£4 per sq ft).
The second phase will comprise three units built to order.
Paul Barber, EPs regional director, said the project represented a new departure. “Rather than wait for developers to approach us, we actively sought a development partner for Kea Park, ” he said.
