Hotel company Ennismore is to join the co-working phenomenon and is planning to have offices integrated within some of its future Hoxton hotels.
The two existing Hoxton hotels in London – located in Shoreditch and Holborn – have reception and common areas that are designed to be compatible for business meetings. They are often crowded with workers on the go, and the company is looking to take advantage of this.
The first hotel to feature its offices will be the forthcoming The Hoxton, Southwark at 40 Blackfriars Road, SE1. The 192-bedroom hotel will feature around 40,000 sq ft of offices when it opens this summer. Ennismore bought the building, formerly known as Wedge House, from Derwent London in 2015 for £33.5m.
The operational expertise necessary to run a successful co-working business has parallels to that needed to run a hotel, in terms of the high turnover of occupancy and connected pricing, as well as the amenity offering, and Ennismore will hope to be able to leverage its experience in the leisure market.
The London serviced office market has seen a variety of new entrants over the past two years as different players look to take advantage of the burgeoning sector, which is dominated by the likes of WeWork and the Office Group.
These have ranged from traditional landlords such as British Land to specialist area offerings such as blockchain community Primalbase and nightclub operator Ministry of Sound.
